Superb property located in one of Andalusia’s most prolific olive groves, Cordoba’s Montoro municipality. Situated 45 Km from Cordoba city (with high speed train access), and around 2h from Seville and Malaga international airports and 3,5h from Madrid international airport. The property is 9 km from Montoro town and 4,5 km from the main road, with quick access to the highway, most of which is tarmac, and otherwise is in good state.

This exclusive 45 Hectares (111 acres) property is sheltered by the Sierra de Montoro-Cardeña mountain chain, which is a protected natural area. This allows for mild summers and temperate winters (temperatures in summer vary from 22ºC to 36ºC and in winter from 5ºC to 22ºC). The property is strategically located on an undulating hill, offering spectacular views, and bordered by a fresh-water stream.

The estate has nearly 6,000 olive-trees, many of them centenary and commercially yielding 25,000 litres of first-quality organic olive oil per annum. Organic olive oil is rich in polyphenols. Subsidies amount 30,000 Euros per annum.

The property was purchased in 1980 by the Judge of Montoro, the family´s grandfather. One of the grandchildren continues running a state-of-the-art factory which processes the olives from this property. The property is split into the Lower and the Higher portions, each belonging to the judge’s two daughters. Drinking water is collected by three traditional cisterns, with a total capacity for 700,000 litres (185,000 gallons) and fed by several artesian wells. One is in the Lower part and another in the Higher part. The property is linked to the main electric grid.

The Lower portion comprises 29 Hectares and includes a splendid totally-refurbished stone-walled and tile-roofed, two-storey 1917-built manor house of some 600 sq mts (6,450 square feet) �` originally an old oil mill �` with 7 bedrooms, 5 bathrooms, an independent kitchen, a stately hall with a stone hearth and the original oil press, several intermediate small halls giving access to some bedrooms, and a house tower with a glorious veranda. Each bedroom has an independent ceiling-fan for the summer. During the winter, the huge fireplace in the main living room heats the sitting room while a unique boiler, fed on the discarded olive pits, heats the entire house through a central heating system of radiators. Electric water heaters supply hot water but could easily be replaced by solar heating to provide a low-energy and environmentally sustainable system.

Adjacent to the manor there is a large walled yard with an orchard and kitchen garden, of some 1,000 sq mts (10,700 sq ft) where walnut, almond, fig and orange trees grow. There is also a traditional clay oven where bread or roasted meat can be prepared. Neighbouring the manor house there is a 10x5x2 mts (32.8 .5 ft) swimming pool in excellent condition.

Separate from the main house there is a much smaller two-storey building with t3 bedrooms, a bathroom and a hall and kitchen area that currently hosts the property caretakers but could also serve as a rental-income property.

The Higher part comprises 16 Hectares and the property`s best olive trees. These olive trees grow on flat land allowing for more efficient olive harvesting. Regarding (out)buildings, the main house has 6 bedrooms and 2 bathrooms, 2 kitchens and a living room that currently lodge the field labourers and can be refurbished and extended. An old mill currently serves as stable. This could be restored, and has some remainders of the traditional pressing system. There is also a hangar for agriculture machinery and tools, and a covered back yard with capacity for at least 6 tractors, some additional stables and a workshop area.

This unique property is ideal for an individual, or a collection of friends, family or associates, wishing to enjoy the magnificent countryside lifestyle it offers. The property also allows for a robust income through the harvesting of the olive trees or the development of rural tourism: accommodation and a variety of local activities.
